This ambitious project, envisioned by Las Vegas Sands, includes a sprawling 400,000-square-foot gaming area, 148,000 square feet dedicated to food, beverage, and retail spaces, and a massive 1,670-room hotel. Additionally, plans to expand the Meadowbrook State Parkway to accommodate increased visitors are integrated into the development.

This legal action by Garden City stems from several points of contention, including the invalidation of an earlier 99-year lease in 2023 for failing to follow proper procedural guidelines, such as holding open meetings and adhering to state environmental laws. Despite this setback, Nassau County and Las Vegas Sands quickly negotiated a new 42-year lease. However, the omission of specific acknowledgment that the site would be used as a casino has stirred up further legal and community challenges. Village Attorney Gary Fishberg filed an Article 78 petition on December 6, arguing that the lease necessitated a comprehensive environmental review involving all anticipated activities, including the casino development.
